    Don't sell property before chatting with Flock Homes!

    What a resource for anyone selling a property and searching for non-conventional options to save money, invest well and defer capital gains. My fortune in contacting Flock Homes resulted in deferring 10s of thousands of dollars in capital gains. For no charge and the intent to assist me, Flock Homes educated me on the 1031 option which allows me to defer my capital gains when selling one property and buying a like property within a set timeframe. Flock then referred me to a qualified intermediary partner -- also recommended: Deferred.com -- which handled the transaction. All this at no charge -- just the benefit of helping a potential future customer, a opportunity to build visibility and reputation, and an effort to foster relationships with partners. Seriously, don't sell your home before chatting with Flock Homes. Highly recommended. Shout out to Bailey and Arthur.

    Bailey has been a great sounding board against all the Agent Brokers I have been talking to. Having her calm review of different 1031 property types and review the pros and cons of each has allowed me to do what is best for my retirement strategy. I truly appreciate her input and calls. She has asked me questions about my selections so I would remember to focus on the hard issues not the warm fussy feelings.

    Flock is the best option for landlords…

    Flock is the best option for landlords looking to exit the rental business. They provided a 721 Exchange that allowed me to defer capital gains taxes which was a huge advantage. The entire experience from the first day I contacted Flock was seamless, and they were very professional and kept me informed during the entire process. If you are looking to exit from being a landlord, my recommendation is to contact Flock Homes.

    The Flock team is competent, helpful and professional.

    Everyone we have met or spoken with at Flock has been very kind, helpful and professional. Our transaction was a little more complicated than some due to our legal ownership structure. The Flock people patiently worked through the structure with us to assure compliance to IRS rules, etc. Unfortunately, the title company/notary were not as familiar with the situation/structure at closing. Happily, our Flock connections responded instantly to questions and concerns via telephone and our transaction was concluded successfully. Flock follow up has also been great. Over communication is "just right" communication and Flock communicates a lot. Our transition contact followed up the day of closing and twice over the weekend following closing to be sure everything was to our satisfaction. One week later, the head of customer service called to ask if we were satisfied and what could they do to be better. We are strongly considering contributing more of our properties to Flock very soon.

    Flock's Investor Portal Provides A Smooth & Efficient Real Estate Transaction

    The investor portals used by Flock and its title company make the real estate contribution transaction smooth and efficient. The presentation of financial and investment information on Flock's website is comprehensive and logically arranged. All of my questions were promptly addressed.

    Great option!

    All the staff was fantastic

    All the staff was fantastic, transparent and patiently answered all of my questions during the due diligence phase. Chad especially was wonderful because he even drove down from Denver to Colorado Springs to have a meeting over coffee to discuss the investment opportunity with Flockhomes and answer questions. I did contribute one property and maybe doing more very soon! There were no surprises or questions they could not answer! I have not been able to find a better exit strategy for residential real estate investors up to four units and I am a long time actively licensed employing real estate broker here in Colorado for 32+ years and have also been a residential real estate investor since 1988. There are true tax advantages with this unique platform.

    Great solution for retiring as a landlord

    "Retiring" from being a landlord is not easy without incurring a large tax burden, but Flock enables this through an exchange that allows you to still profit from the value of your property - but in a much more diversified way - without the tax issues. They are very transparent throughout the process of the exchange, and valued the property fairly.
